Property Location:  From the very west edge of Centralia, MO, on Highway 22, turn on to Highway 151 and go 2 1/2 mi. northwest to Highway EE, turn right and go north 1 mi. to Audrain County Road 108, turn right and go east to the property on the right.

TRACT ONE:  This is the west part of the property and it consists of approximately 90 acres total, of which 75.10 acres are tillable according to the Audrain County FSA Office, the balance is a wooded draw and fence rows and a strip of mature timber along the southeast side of the tract.  The open ground has been in row crop, it has tiled terraces and has been in a corn/soybean crop rotation.  There is a pond on this tract.

TRACT TWO:  This is the smaller of the two tracts and will basically consist of the east side of the property, it will consist of approximately 69 acres with 29.0 acres tillable according to the Audrain County FSA Office, the balance of this tract is in mature timber and wooded fence rows.  The open portion of this tract has been in row crop, it is tile terraced and also has been in a corn/soybean crop rotation.

The farm was rented to Randy Ridgeway on a one-year basis for the 2022 crop year, his tenancy runs out March 1, 2023, so the farm will sell free from any future crop tenancy and the new buyer will have full rights beginning at closing.  Randy will be happy to visit with potential bidders in regard to crop and yield history, past farming practices, etc. and in the event a non-farming entity buys the property, Randy would like to discuss staying on as the crop tenant.  Randy’s phone: 573-881-1100.

2022 Audrain County property taxes are paid and were $409.37.

TERMS AND CONDITIONS:  10% down payment day of sale with the balance due and possession given at closing 30 days or less.  Buyer to pay all 2023 property taxes and get the 2023 farm income.  The cost of the title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.  Monarch Title in Centralia, MO (phone, 573-982-1999) will be doing the title work and closings.
